Worried your home will sit on the market?

It comes down to 3 things.

You probably see some homes selling in a weekend, and others sit for months.

It could be the same street, same conditions…so what’s really required to get a home from listed to sold?

1) Price. Priced right, a home sells. Priced high to “leave room to negotiate,” it sits, and the homes that sit almost always close for less than the ones priced right on day one.

2) Presentation. Nearly half of homesellers are underwhelmed by how their agent marketed their home (1000Watt). Photos and video carry a lot of weight in this market.

3) Placement. Getting it listed isn’t the job. Knowing who the buyer is, and having a strategy to put the home in front of them before it’s even public – that’s a sign of a great agent.

Don’t look to the average Days on Market to tell you how long your home will sit.

Instead, get these three things right and your home will move.

P.S. The market is soft enough to negotiate and fast enough to punish slow decisions.
